Deutsche Industrie REIT AG (ISIN DE000A2G9LL1) acquires a production and logistics property in the industrial port of Emden.

Deutsche Industrie REIT AG was able to acquire a large-scale production and logistics property in the industrial port of the city of Emden (Lower Saxony). The port city of Emden is located in the northwest of the federal state of Lower Saxony and is the largest city in East Frisia with a population of approx. 49,900. The economy of the approx. 1,200 year old city is still largely driven by the steadily expanding seaport. The main products handled by the port currently are motor vehicles, forestry products and wind turbines.

The acquired real estate consists of two leasehold properties leased from the State of Lower Saxony with large-scale hall buildings. The sites are currently leased to companies in the renewable energy, wind turbine and mechanical engineering sectors. The current tenant mix thus reflects the promising future orientation of the industrial port in particular and the region of Bremen as a whole.

The acquired property with logistic buildings measuring approx. 41,810 m² of usable floor space consists of an area of approx. 166,960 m² and offers an, essential for the tenants, direct access to the industrial port basin with its own quay facilities and gantry crane system. In addition, the property offers an advantageous connection to the A31 highway. 

The active leases result in an annual net rent of approximately TEUR 1,720 less a ground rent of approximately TEUR 292 with an average remaining lease term of approximately 1.9 years. The parties agreed not to disclose the purchase price, but the yield achieved on the acquisition was again at a level customary for DIR-AG.
