VIB Vermögen AG: VIB Vermögen AG publishes final 2011 results

Revenue of EUR 52.4 million, EBIT of EUR 38.5 million, EBT of EUR 19.0 million

Neuburg/Danube (pta006/18.04.2012/07:40 UTC+2) Neuburg/Danube, April 18, 2012 - VIB Vermögen AG, a specialist commercial real estate portfolio management company, has reported its final 2011 results. The final results are identical to the preliminary figures, and show IFRS revenue up from EUR 51.8 million in 2010 to EUR 52.4 million. EBIT and EBT rose even more rapidly to EUR 38.5 million (2010: EUR 35.4 million) and EUR 19.0 million (2010: EUR 12.8 million) respectively. Total assets reported significant growth to EUR 686.8 million due to the cash inflow from the capital increase realised in the 2011 fiscal year (previous year: EUR 657.2 million). The equity ratio stands at 35.1 %, and the loan-to-value ratio declined from 64.2 % to 57.6 %.

Funds from operations (FFO), an important key performance indicator for the VIB Group of operating cash inflows from its real estate business, amounted to EUR 0.95 per share in the financial year elapsed (previous year: EUR 0.97). Net asset value (NAV) of EUR 12.22 per share (previous year: EUR 12.36) reflects the high extent to which the real estate portfolio has retained its value. The slight decline in both figures compared with the previous year's reporting date reflects a slight dilution effect due to the successfully completed capital increase in June 2011.

The company would like its shareholders to likewise participate in the overall very gratifying business trends, and is proposing that the AGM to be held on July 4, 2012, should approve an attractive dividend of EUR 0.35 per share, which is equivalent to a 16.7 % increase compared with the previous year's dividend (EUR 0.30 per share). This corresponds to a dividend yield of 4.6 % on the current share price level. The VIB Vermögen AG share consequently represents a profitable investment in the current market environment.

Ludwig Schlosser, CEO of VIB Vermögen AG, emphasises the positive aspects of last year's high level of investment activity: "We have fully invested the proceeds from the capital increase. The new investments that we have realised will result in marked revenue and pre-tax earnings growth (approx. EUR 56.5 to 57.5 million and approx. EUR 21.5 to 22.5 million respectively) this year. We also identify scope for further targeted investments in 2012." The VIB Vermögen AG Managing Board member responsible for the real estate area, Peter Schropp, also highlights the real estate portfolio's quality: "A vacancy rate of just 1.4 % reflects the highly attractive nature of our real estate portfolio, and is the consequence of the very extensive experience that VIB Vermögen AG brings to bear on the regional real estate market."
